You don't understand how they work. THey don't just look at the numbers in one area - they look at their liability over all. So - lets say that a house in vancouver is considered threat level 2 out of 10, and a house in the okanagan is considered 8. Well - that's fine, that set the prices. But it doesn't set who they'll cover BUT - if there's been a lot of claims and their reserves take a beating, what they often do to protect themslves is stop offering insurance in areas of higher risk. That allows them to issue MORE insurance policies within their current reserves. You have to have the reserves to cover the possible losses after all. SO - i can insure 10 homes at risk level 2 - or 2 homes at risk level 8. If i'm a smart insurer i stop insuring the 8's and take the 2's. It's got sweet eff all to do with climate change. As i noted above - he doesn't know beans about insurance. ';)

Yea I don't disagree it's gone too far the other way. The problem used to be that you couldn't change gender until you'd done everything (i.e. sex change surgery, which is usually done last). Which was not really ideal either because you had to live 'as a female' for a year or more before qualifying. And it pushed people into doing the surgery, whether they really wanted to do that last step or just live outwardly as female. To me, the defining line should be that you are on hormones. That's really the gold standard for whether you're transitioning or not. Also its never said much in the media but if you're on hormones it's almost akin to what they give for chemical castration. The odds of any male ever going that far to abuse women is pretty much zero.
