It is no different from your income tax. Taxable income is based on your gross income minus deductions. Deductions just determine the amount you are taxed on, not your actual income. They can't determine your taxable income without knowing your gross income. Property taxes are no different. They have to determine the actual value of your property before they can determine the taxable value. Why is that so hard for you to understand?

They come up with a market value rate.  An actual adjuster would come to your home, take comparibles and look at why your home might be different, They'll look at how old the furnace is, how recently it was painted, what the roof age is et.c

The tax people don't do any of that. They just say Buildings in your area of that age with that size lot and that square footage are ON AVERAGE about xxxx dollars.  That's not market value.

So they STILL don't know market value when calculating taxable value, It's just approximate.  And everyone knows this who owns a house. I've spoken to the department dozens of times over the years, the first thing that comes out of their mouth is that it's not supposed to be market value.  AND you can even dispute it if you feel they over valued your house because yours should be below average for some reason, like it needs a new roof etc.

But he won't let it go, and now he looks like a M0R0N again. Why? Why not just admit you're wrong and move on? What's WRONG with the left these days?

He said that the taxes are based on the selling rate. THey are not. He thought the 'selling rate' and by that we'll give him the benefit of  the doubt and assume he means market rate is the same as the tax assessed rate. They are light years apart.

So he certainly did. He said property taxes are based on the selling price.  He would LATER try to CHANGE that to property taxes are based on the assesed taxiblr value which is based on the average prices in the area - but that is STILL not the selling price or market price.

And despite the fact he was shown that he was wrong numerous times he keeps trying to rewrite what he said to make it fit and it still doesn't. The taxable valuation is the AVERAGE price for SIMILAR homes in the area, NOT what YOUR particular home is actually worth. AND - it's actually based on that average as it stood a YEAR ago.

So the taxable value is NOTHING like the current market value of a propety - which is what he claimed and refused to back down on and wound up looking like a complete tool.

There's no debating this - you might as well argue the earth is flat.  His statement was entirely wrong.
