1. What government policy? The big issues for housing development is municipal requirements and red tape. 2a. All 3? What federal and what provincial? 2b. We tax profit made on sales and incomes. 2c. Yes, exactly like this. Perspectives. I could not afford a house back then either and the government knew this and did AHOP to help folks buy homes. It failed because many (if not most) took the money, lived in the house for a while and then sold the house for profit. Then the crash and peol lost their homes. then interest hikes and no one could afford a home and many again, lost their homes .So yes, housing in general was the issue and difficult. 3. I am very aware of the rental issues in major cities. In my city I have friends and relatives that rent (for one reason or another) and the biggest problem is upkeep. While there is not "rent control" the landlords cannot increase rents to cover costs because the tenants always (or very often) appeal and the province seems to be in favour of tenants. So, as a result, no one builds rentals and that only makes existing rentals go up in price. On top of that, if a developer wants to build rentals, they are forced to make upwards to 30% of the units low income. You know and I know that a low income unit in a high rise costs as much to build as a regular one therefore to recoup, the regular ones have to be higher rent. 4. No, I do not think so. it is perhaps more difficult in major cities but, that is where people want to live and that alone drives up prices. Popular place cost more. 5. Please do. Thing is housing costs are high all over and for some reason home ownership seems to be almost a right here and it is not and should not be.

Trudeau wants to ban handguns and toys?
ExFlyer replied to Nationalist's topic in Federal Politics in Canada
Firstly, it is a freezing of hand gun sales. Not banning ownership. Why is that stupid and counterproductive? Other than for fun, what use are handguns for the public? Implements/weapons used in crimes by criminals, be they guns, knives, swords, bats, or whatever, were a problem back then, are now and will be the future. Eradicating crime is impossible. Getting rid of gangs is also impossible (regardless of some here insisting it can be done). Enforcing crimes is what is needed but when social activists keep insisting some crimes are a social and/or health issue and not a crime, well then we have a society problem and our system of justice buckles to social pressures. Also, when trying to enforce crimes, without public assistance and testimony, the charges and judgment goes away. Not sure what "cycle" you are referencing. "Canadians fiending on that negative feedback loop like a junkie", do not know what that means. -
Trudeau wants to ban handguns and toys?
ExFlyer replied to Nationalist's topic in Federal Politics in Canada
Right. The topic is gun banning (and it is not a ban but a freeze in handgun purchases). The arguments I read are about "legal" owners and how their rights are affected. My point is that everything was legal, then made illegal and can bemade legal again. Most things that are illegal now are as a result of actions and issues previously and laws are made. -
Monkeypox Simulation Conducted May 2021.
ExFlyer replied to sharkman's topic in The Rest of the World
Used to be a news cycle was 24 hours but nowadays with social media, a cycle (I refuse to call social media chatter news) it can be 15 minutes. As for monkeypox, it is quite amusing it is getting so much notoriety as worldwide there are 800 cases. That is the less than the amount of cases most major cities had of covid in a day. I agree with the conspiracy theorists on this one, monkeypox is a blip on the radar. No need to panic. -
Trudeau wants to ban handguns and toys?
ExFlyer replied to Nationalist's topic in Federal Politics in Canada
Everything was "legal" at one time or another. Opium and heroin was legal until 1929 then is wasn't. Cocaine was legal and even used in drinks until it was not. Alcohol was legal then illegal in 1918 until 1920 then legal again You could use your phone in your car until it was made illegal. Drinking and driving was legal until 1921 but it was impossible to convict until acceptance of Breathalyzer in 1969 And many other legal activities made illegal by various levels of authority or government. My point is that what is legal today can easily be illegal tomorrow. -
Increasing Evidence of Trudeau Undermining Democracy

Increasing Evidence of Trudeau Undermining Democracy
ExFlyer replied to Zeitgeist's topic in Federal Politics in Canada
What a fool if you really believe that LOL. The shitshow that was the first few days and continued on was the only reason stores and malls closed. While many were reasonable there were also many that made the entire thing unbearable. Some went as far as to threaten the workers at the soup kitchen late at night for not giving them food. "Cadillac Fairview has been advised that authorities cannot provide any assurances that it is safe to reopen or that the police service would be able to assist our security personnel in maintaining public order and safety within and around CF Rideau Centre," said Cadillac Fairview. "As a result, CF Rideau Centre remains closed and conditions for reopening will be evaluated on a daily basis in collaboration with our community partners." No, it was not the government, it was the shop and mall owners protecting their property. -
Increasing Evidence of Trudeau Undermining Democracy
ExFlyer replied to Zeitgeist's topic in Federal Politics in Canada
Every single thread here always goes so far off topic it is astonishing and must be OK as there is very occasional and rare intervention by a moderator. On topic, 72 proposals of which only 11 were approved. If so secret, who needs to approve and how can they be secret? -
Increasing Evidence of Trudeau Undermining Democracy

Duhh, store owners closed because they were afraid. Mall owners shut the mall down because the stores owners were afraid. The first couple days of the truckers debacle was a huge shit show and then became a circus and now a near forgotten event except for the few on this forum that live in the past LOL -
1. I am saying the market always drove the prices. As can be seen now, a slight interest rate increase and the market and prices have come down. 20% in my area as per the real estate board. 2a. Yes, government can intervene. Which government? Federal, provincial or municipal or all 3? 2b. Taxes? You are going to tax investors? Or just foreign ones that buy homes and make them rentals? Housing "crisis" has been around for many decades. I remember in the 70's the government had AHOP, Assisted Home Ownership Program. It failed. https://publications.gc.ca/collections/collection_2017/schl-cmhc/NH15-575-1978-eng.pdf 2c. Laws for sales and rentals? What laws for sales? And rent control is what drove investors away from building rentals and for existing landlords from improving their properties as they could not recoup the investments. Then I was also a home owner when interest rates were 18 % and, stayed in the house where so many just walked away. So, I am fairly aware of housing issues over the decades. I was in the ups and downs of it. I had to save for a long time to get a down payment to be able to buy a house. Interesting read on housing affordability, world wide. Canada is not so bad. https://globalresidenceindex.com/wp-content/uploads/2017/09/Canada-housing-report.pdf

House and property buying is the same everywhere. It is basically an auction. An auctions sells to the highest bidder. Do you or can you restrict who buyers can be in an open auction? While I do believe foreign buyers may have driven up prices in the major cities but, housing prices have increased country wide. I think that if you break it down ( I do not know where to find that breakdown), you will find there are far more local buyers than foreign buyers. I sometimes think foreign buyers are being made a scapegoat. The government has not made it easier for Chinese to invest in our housing market, the market is open to everyone. Drug cartels could have just as easily bought houses and property (and probably did). Same goes for Americans and any other non Canadians.
-
When people begin to realize it is not government that allows house and property prices to soar, and understand it is the consumer/buyers/clients that are driving prices up, then maybe something will happen. When prices go up, it seems more and more people want to get into the home ownership market and drive the prices up by bidding higher and higher for the homes. The government cannot tell you or them not to buy a house. The government also cannot tell the owner of a property to lower the prices or accept less than is being offered.

Nice try at deflection. It was your buddy that made the idiotic statement that ""Over one million died because they were obese people in poor health, who have been raised in poverty on junk food." One million people in the US died of COVID and he claims they were all poor, fat, sick junk food eating people. Really, you support that??
-
Hey Dude (or dudette), l responded to "Over one million died because they were obese people in poor health, who have been raised in poverty on junk food." by cougar. You want to call someone "really f'in' stupid.", and "garbage" call your buddy cougar who made the f'in stupid statement. But you won't because all stupids stick together LOL So, it is actually your response that is f'in stupid because the statement is by your buddy, not me. Gotta keep your name calling to the right folks

ExFlyer replied to Robert Salyers's topic in Federal Politics in the United States
I agree. All colours and races and nationalities are racist to some extent. The issue as I see it is that social media feeds racism as well as conspiracy theories and falsehoods and sensationalism. Instantly accuse or admonish or demean someone or some group and it flows quicker than shit through a tin goose. I did a lot of crap when I was younger and fortunately that was in the 80's and there were no cameras recording everyone movements and no social media to make a major issue out of a minor event -
Your claim of coercion is incorrect. The government, federal, had a travel restriction but, that restriction made no difference as the entire world required vaccinations so, even if the feds did not impose any travel restrictions, you had no place to go. The government, provincial, had public health mandates and that is their responsibility. It was the ones that locked things down. As for vaccination requirements to work, that was the realm of employers and their responsibility for the health of their employees. Many of those restrictions and requirements were supported and in some cases demanded, by unions. There was no coercion as the restrictions were worldwide. There was no manipulations as the restrictions were in many cases demanded bu employees and employers reacted. There was no discrimination, you either chose to do it or not.
-
Again, wrong. They offered people the choice to take it or not. If they chose not to take it, then their movement was restricted, world wide. Public health restrictions were for the entire public, not one individual person, world wide. Those that chose not to vaccinate suffered the consequences of their actions and/or their beliefs world wide. While I agree that Canada is slow in lifting the travel restrictions and being over cautions but COVID continues to morph and new variants seemingly are becoming tolerant to the vaccines. So, what do you do?
