  1. Astruggling housing market characterized by elevated prices and high borrowing costs for home loans has depressed demand for homes. This dynamic has contributed to a fall in the number of real estate agents working in the industry.  There are tens of thousands fewer real estate brokers and sales agents, according to data from the Federal Reserve Economic Data
  2. Warning Signals Are Flashing for Homeowners in Texas and Florida As property taxes and insurance costs spike, foreclosure filings are rising. Higher interest rates are causing increased foreclosure rates.
  3. Austan Goolsbee, President of the Chicago Federal Reserve Bank, highlighted that consumer delinquencies are among the most worrisome economic indicators currently being monitored. His concerns now appear prescient as new data reveal a significant uptick in delinquency rates in the first quarter of 2024.  "If the delinquency rate of consumer loans starts rising, that is often a leading indicator that things are about to get worse," Goolsbee stated. Everything is getting worse. That transition won't happen fast enough to stop negative economic effects. In fact, it won't happen until those massive buildings become so cheap that their refurbishment and subsequent leasing is as cheap, if not cheaper, than buying a home.
  4. You implied that men are inferior and rather than addressing that, you tried attacking me. At least be man enough to back your claim or explain what you really mean. However, you made a bogus claim that has to be addressed. Conservatives did not create more single moms. Welfare did.
  5. Some of it is in the article. The real estate in those big buildings dies. Then the restaurants, dry cleaners, parking, cabs, hotels, and so on all die with it. Then the tax revenue goes away and the city services die with it. This isn't a small change. It is inevitable. But it is accelerated by having interest rates high.
  6. No. It is a big deal. City centers generate a crap ton of ancillary economic activity.
  7. It is inevitable for some jobs. But what happens to the restaurants, stores, parking, and buildings that don't have that reliable daily foot traffic? It is a sign that there will be a down turn, in part, because of the change in world dynamic. But that is being accelerated by high interest rates. If you can't afford to borrow money to increase office space, why not just let everyone stay home and take the hit to efficiency? It is probably a good trade off.
  8. Yep. That is fairly obvious. The reason I push it is to see of there is any humanity left or is he just the mind numbed robot that he projects.
  9. Except Snopes. Reuters: Trump: I won't be a dictator if I become U.S. president again NBC: Donald Trump repeats remark he'd be dictator on 'one day' if reelected Rolling Stone: Trump brushed it off: “It was with Sean Hannity, and we were having fun, and I said ‘I’m going to be a dictator,’ because he asked me, ‘Are you really going to be a dictator?’ I said ‘Absolutely, I’m going to be a dictator for one day.’” CNBC: Trump says he won't be a dictator if elected, 'except for Day One' Your claim that "everyone" knows is a bit fantastical.
  10. Biden Campaign Sends Allies De Niro and First Responders to Trump's NY Trial to Put Focus on Jan. 6 Watch the video. I literally posted it in the thread for you. Now, Trump never claimed he'd be a dictator. Your insistence that he did is part of the reason few here take you seriously. Snopes
  11. Yeah, right. He was touted, by the prosecution mind you, as the star witness. You don't say you don't need the star witness unless the star witness absolutely f'd up your case. Their closing arguments are an admission that their witness was a disaster. He was also the only one that said Trump knew about the payment. The only one. The jury instructions say that if there is a plausible explanation that is legal, they must acquit.
  12. https://www.cnn.com/politics/live-news/trump-hush-money-trial-05-28-24/index.html CNN didn't make this look good for the prosecution. You don't spend time talking about how you don't need your anchor witness unless you think the anchor witness was so bad that no one believed him.
  13. https://www.msn.com/en-us/money/markets/21-states-where-recession-bells-are-ringing-after-unemployment-jumps/ss-BB1n7GNa?ocid=prnewsmsnmoney How odd that most of shrinking states are liberal. And here is an article that talks about some of the factors: Unfortunately, this is happening.
  14. I guess the CNN demand for more banana republic like attacks on Trump worked. This morning, the Biden campaign sent Robert Dinero to influence the jury by speaking right outside the courthouse. He starts off with the completely asinine claim that Trump will destroy the world. Then he claims he gets to expell Trump from NYC because Bobby loves the city. Apparently he gets to be a dictator just because he's Bobby. You can hear the desperation in his voice as he almost tears up as he says "stop him". This guy played a tough guy? He's a big *female genitelia.* His claim Trump will never leave is absurd. Joe is losing and he's losing badly. This is a hail marry because they know they can't run on the economy, international policy or the border.
  15. To be fair, he has a hard time taking any position. But he isn't standing up for Israel when he withholds weapons. He's trying to habe it both ways. He wants the lwnjs to think he will be tough on jews and he wants the test of the world to think he supports them. Now both sides don't trust him.
  16. That's not the topic. The topic is that a "news" agency is lamenting that the DOJ wasn't better at being a banana republic.
  17. CNN  —  Before indicting Donald Trump last year for allegedly mishandling classified documents, federal prosecutors had to decide where to bring the charges: Washington, DC, or Florida.  Ultimately, they charged the former president in Florida, a decision that has proven to be a fateful one — underscored by the vastly different approaches taken by DC judges as compared to the federal judge now presiding over the criminal case in Florida. Why hide it? CNN is openly calling for the DOJ to do a better job of being a banana republic.
  18. I never once perpetrated any lies. In fact, I said Trumpnwas never in any danger. I even quoted that to you and you still lied about it. Then you have the balls or lack of self awareness to say I'm misrepresenting your posts? That's rich man. No....that's pathetic. Have some integrity. Oh, and disagreeing with Biden is like disagreeing with a door knob. He's an empty bag of flesh. There is no one home. You still agree with the left that is radically and unapologeticly for the genocide of Jews. I wouldn't brag about that if I were you.
  19. I dont get why you lie when the lie is so easily demonstrated. Didn't you say I was promoting violence against LEOs? Then why did I say what I said above? Oh look. Weren't you just attacking me for not knowing Trump wasn't home? I said you didn't read my posts. You proved me right. And look at that. I can disagree with Trump. Did you know that was possible? Are you capable of disagreeing with anyone on the left? You got flat out pwned here because you are an anti-anti-communist. You just take a position that is opposite to me regardless of how stupid the position is. Grow some integrity. Develop your own thoughts.
  20. I'm saying that because you didn't read my arguments in their entirety, you are arguing from a position of ignorance and making statements that are foolish.
